Nocatee in Duval County: Neighborhoods, Schools & What Buyers Should Know
Living in Nocatee's Duval County Neighborhoods
One of the first things we explain to buyers who are new to Nocatee is that Nocatee isn't entirely in St. Johns County.
About 15% of the community extends north into Duval County, and there are several established Nocatee neighborhoods on that side of the county line.
If you're driving through Nocatee, you probably wouldn't even notice when you've crossed from one county into the other. The Duval neighborhoods are still part of Nocatee. Residents enjoy Nocatee amenities, parks, trails and events just like residents on the St. Johns County side.
But when you're buying a home, the county line matters.
Property taxes are different. Schools are different. Resale values tend to be different. And even the homes and homesites have some characteristics that can make the Duval side worth considering.
We've helped buyers look at both sides, and we don't think one should automatically be ruled in or out.
You just need to understand what you're buying.
How Much of Nocatee Is in Duval County?
Approximately 15% of Nocatee is located in Duval County, with the remaining majority in St. Johns County.
The Duval County portion includes:
Brookwood
Cypress Trails
The Palms
The Villas
Timberland Ridge
Artisan Lakes, Nocatee's gated 55+ community
There's one particularly unusual wrinkle: The Palms single-family homes are in Duval County, while The Palms Townhomes are across the county line in St. Johns County.
It's a perfect example of why we tell buyers not to assume the county based solely on the neighborhood name.

What Do We Like About the Duval County Side of Nocatee?
One of the first physical differences we notice is the homesites.
Many of the homes in Nocatee's Duval County neighborhoods were built on wider lots than you'll find in some of the newer portions of Nocatee. That's not true of every home or neighborhood, of course, but it's something worth comparing if yard space, distance between homes or a particular homesite is important to you.
These are also established neighborhoods.
The builder construction is finished, landscaping has matured, and buyers are generally comparing resale homes rather than builder inventory.
We've worked with buyers who are much more open to Nocatee's Duval County neighborhoods once we determine that public-school zoning isn't an important part of their decision.
The Biggest Difference for Many Buyers: Schools
Homes on the Duval County side of Nocatee are served by Duval County Public Schools, while homes across the county line are served by the St. Johns County School District.
The schools for Brookwood, Cypress Trails, The Palms, The Villas and Timberland Ridge are zoned for:
Bartram Springs Elementary School
Twin Lakes Middle School
Atlantic Coast High School
School zoning changes, so we always verify the assignment for the specific property a buyer is considering.
But there's a bigger real-estate issue here too.
The school district affects the resale market.
In our experience selling and showing homes throughout Nocatee, comparable homes on the St. Johns County side generally command stronger resale values. Public-school zoning is one of the factors we see influencing buyer demand.
A major reason is buyer demand associated with the St. Johns County School District.
That doesn't mean every St. Johns County home will sell for more than every Duval County home. Floor plan, condition, homesite, upgrades, neighborhood, market conditions and many other factors still matter.
But the county line is something we account for when we're looking at comparable sales and evaluating value.
It's also why we wouldn't use a St. Johns County Nocatee sale as an unquestioned comp for a similar home in Duval County simply because they're both "Nocatee."
But Schools Aren't Important to Every Buyer
This is where the Duval neighborhoods can make a lot of sense for the right buyer.
We work with plenty of people for whom public-school zoning simply isn't a deciding factor.
Their children may be grown. They may not have children. They may use private schools. Or they may homeschool.
There is actually a significant homeschooling community within this part of Nocatee, including families who participate in local homeschool groups and co-op activities.
For those buyers, paying a premium primarily to be on the St. Johns County side may not accomplish something that's important to them.
Instead, they may prioritize a wider homesite, a particular floor plan, preserve or water views, proximity to Jacksonville, or simply getting more of what they want in the house for their budget.
That's why we don't start with:
"Which county is better?"
We start with:
"Which differences actually matter to you?"
Duval County Property Taxes Are Generally Higher
This is another difference buyers need to account for.
For comparable Nocatee properties, buyers will generally find a higher property-tax burden on the Duval County side, but we calculate it for the individual property rather than relying on a countywide rule of thumb.
And we never tell a buyer to look at the seller's current tax bill and assume that's what they'll pay.
Florida's homestead exemption, Save Our Homes assessment limits, portability and other exemptions can make the existing owner's tax bill very different from what a new owner may ultimately owe.
Duval County actually provides a tax estimator specifically to help purchasers estimate taxes after a sale. TaxCalc
So if we're comparing a $600,000 home in Duval with a $600,000 home in St. Johns County, purchase price alone isn't the comparison.
We want to understand the estimated taxes, HOA, CDD and total monthly carrying cost of each property.

The Villas at Nocatee
The Villas has an interesting history that isn't obvious today.
The Villas was originally marketed as an age-targeted neighborhood, although it was never a 55+ age-restricted community. That age-targeted positioning was later removed, and The Villas today is an all-ages Nocatee neighborhood.
I think that history is worth knowing because it helps explain some of the neighborhood's original design and housing product.

Timberland Ridge at Nocatee
Timberland Ridge is one of the later neighborhoods developed on the Duval County side and offers single-family homes in an established section of Nocatee.

Artisan Lakes at Nocatee
Artisan Lakes belongs in this conversation too, but it is different from the neighborhoods above.
Artisan Lakes is a gated 55+ community in the Duval County portion of Nocatee.
Because it is an age-restricted community with its own amenities and a very different housing/lifestyle proposition, we generally discuss it with Nocatee's other active-adult options rather than grouping it with the conventional all-ages neighborhoods.
But geographically, it absolutely belongs on the Duval County map and in this article.

So, Is the Duval Side of Nocatee a Better Value?
Sometimes.
But I wouldn't make that decision based on price per square foot alone.
A buyer may find a larger homesite or more house for the money on the Duval side, but we also need to consider the higher property taxes and the resale difference we typically see between the two counties.
And that's where your plans matter.
If public schools are important to you, that's part of the decision.
If resale in a few years is a major concern, that's part of the decision.
If you plan to stay for 15 years and couldn't care less which public schools serve the address, that's part of the decision too.
Maybe the Duval home has the larger yard you've been trying to find.
Maybe it backs to preserve.
Maybe you love the floor plan.
Maybe the St. Johns County home costs more but gives you something that's important enough to justify the difference.
There isn't one answer that works for every buyer.
Don't Let the County Line Make the Decision for You
We've had buyers initially tell us they only want to look on the St. Johns County side of Nocatee.
Sometimes that's absolutely the right parameter.
Other times, once we understand why they've drawn that line, it turns out the thing they're trying to accomplish has nothing to do with the county at all.
That's when it's worth looking at the actual homes.
Nocatee's Duval County neighborhoods are still Nocatee. You still have access to the community's amenities, trails, parks and events. What changes are some of the practical details underneath the property.
Those details matter.
But so does the house.
Our job is to make sure you understand both before you make the decision.
