A Mix of Single-Family Homes, Villas and Townhomes in Nocatee Town Center
West End is one of the most varied residential neighborhoods in Nocatee's Town Center area in Ponte Vedra, Florida. Developed between 2020 and 2026, the neighborhood brings together single-family homes, attached villas and townhomes built by David Weekley Homes, Providence Homes, Dostie Homes, Toll Brothers and ICI Homes.
With 342 residences across three distinct home types, West End offers considerably more housing variety than most Nocatee neighborhoods. Its different sections have their own home styles, lot configurations and streetscapes, while West End Park provides a central neighborhood green space. The community is also immediately adjacent to the YMCA and Baptist HealthPlace campus and conveniently connected to the rest of Nocatee's Town Center area.

Three Different Types of Homes in One Neighborhood
West End is unusual within Nocatee because it combines three distinct housing types within one community. The neighborhood includes 124 single-family homes, 114 attached villas and 104 townhomes, creating options that range from traditional detached homes to lower-maintenance attached living.
Those differences aren't simply architectural. Lot size, outdoor space, garage configuration, building type and the relationship between neighboring homes vary depending on which section of West End you're considering. For buyers, understanding the different sections is just as important as comparing individual floor plans.
Five Builders Created Distinct Sections of West End
West End was developed by several builders rather than around a single collection of homes. David Weekley Homes and Providence Homes built the single-family portion, Dostie Homes and Toll Brothers built attached villas, and ICI Homes built the townhomes.
That builder mix gives West End considerably more variety than its relatively compact footprint might suggest. Even within the same neighborhood, buyers may be comparing detached homes, paired villas and multi-unit townhome buildings, each with different floor plans and ownership considerations.
West End Park Sits at the Heart of the Neighborhood
Unlike some Town Center neighborhoods that rely entirely on Nocatee's larger amenity system, West End includes its own neighborhood park. The site plan places West End Park near the center of the community, surrounded by several of the residential sections.
That central location gives residents a neighborhood-scale outdoor space while Nocatee's larger parks, trails and resident amenities remain available throughout the community.
Immediately Adjacent to the YMCA and Baptist HealthPlace
One of West End's most useful location advantages is on its northeast side, where the neighborhood sits directly beside the YMCA and Baptist HealthPlace campus. The relationship is especially clear on the West End site plan, with the residential streets ending immediately beside the campus.
Home and Outdoor Space Depend on the Section
A buyer shouldn't form an opinion of West End after seeing only one part of it. The single-family section offers a different living experience from the attached villas, and the ICI townhomes create another option entirely.
Home sizes vary by section, with single-family homes ranging from approximately 1,611 to 2,700 square feet, villas from 1,762 to 2,450 square feet, and townhomes from 1,635 to 1,966 square feet. But square footage alone doesn't capture the differences. Private outdoor space, building configuration, driveway and garage arrangement, neighboring homes and maintenance responsibilities can vary substantially by property and home type.
A Newer Town Center Neighborhood Without Ongoing Build-Out
Completed between 2020 and 2026, West End is one of the newer residential additions to Nocatee's Town Center area. It provides newer housing than several nearby established neighborhoods while still being part of the developed Town Center environment.
West End is located near both Daniel Park and Lakeside, but each offers a very different collection of homes and neighborhood character.

Pricing a West End Home Starts With Identifying the Right Competition
West End's mix of single-family homes, attached villas and townhomes makes selecting comparable sales especially important. A sale elsewhere in West End may be geographically close but still represent a very different type of property.
When evaluating a West End home, we consider the home type and builder first, followed by floor plan, size, condition, updates, outdoor space, garage configuration, location within the neighborhood and current competing properties. For attached homes, the specific building and ownership characteristics can add another layer to the comparison.
That's why we don't believe a broad Nocatee price-per-square-foot calculation or automated home value tells the whole story. We look at the property itself and how buyers are likely to compare it with both similar West End homes and appropriate alternatives elsewhere in Nocatee.

We've proudly called Nocatee home for more than 15 years, serving our community through local leadership, neighborhood involvement, and helping hundreds of families buy and sell throughout Northeast Florida.
We had an excellent experience selling our home with Driftwood Realty. From pricing strategy and marketing to communication and negotiations, everything was handled professionally and efficiently. Our home sold quickly, and the entire process felt smooth and stress-free. They kept us informed every step of the way and truly had our best interests in mind. We appreciated the honesty, responsiveness, and attention to detail throughout the sale. Highly recommend to anyone looking to sell their home!
We have worked with Driftwood Realty twice in the last 6 years to sell our homes in Nocatee (Ponte Vedra, Florida). Kristin and Quinton’s local market knowledge, professional approach, attention to detail, and property marketing expertise are unmatched in the St. Johns area. It was their generous and compassionate spirit that drew us to them over seven years ago, before we ever considered selling our home. We met Kristin and Quinton when they were helping a young family pack and load for an unexpected move. It became evident very quickly that this family was more than their client, and that Kristin and Quinton truly care about their relationship with the people they represent. They are on top of every step throughout the process, and keep their clients informed about next steps, realistically managing expectations for all parties. They have negotiated on our behalf through two very different real estate markets, most recently in the midst of an unexpected sharp decline in home prices. We highly recommend Driftwood Realty to home buyers or sellers looking for hardworking, transparent and expert realtors to guide them through the process in a trusting relationship that for us has become a lifelong friendship.
