Town Center Convenience Without Being Right in the Middle of It
Addison Park is part of Nocatee's Town Center area, giving residents convenient access to shopping, dining, community events and major Nocatee amenities by car, bike or electric cart. However, it isn't actually the closest residential neighborhood to Town Center. Enclave and Siena sit closer, while Addison Park offers a little more separation from the activity at Nocatee's center.
Smaller Homesites Are Part of the Neighborhood's Character
Addison Park was designed with relatively compact homesites, which can appeal to buyers who prefer less yard maintenance. Many homes sit fairly close together, and a number of properties back to other homes rather than water or preserve areas. Along one side of the neighborhood, some homes back toward neighboring Siena, while other homes are positioned closer to Preservation Trail bordering the community.
For buyers, that makes the individual homesite particularly important. The view, privacy and location of one Addison Park home can be noticeably different from another even when the homes themselves are similar.
Garage Configurations Vary More Than Buyers May Expect
One of the details worth paying attention to in Addison Park is the garage configuration. Depending on the home and homesite, you'll find both traditional front-entry and alley-entry garages, and many homes were designed with additional golf-cart garage space.
That can make a meaningful difference for buyers who own an electric cart, need additional storage or simply have a preference for how the front of the home and driveway are arranged.
Addison Park Has Its Own Neighborhood Park
Addison Park has a neighborhood park located toward the end of the community, giving residents green space and a gathering area within the neighborhood itself. Residents also have access to Nocatee's broader network of parks, trails, pools, water parks and recreational amenities.
It's an Established Neighborhood
Construction in Addison Park occurred primarily between 2015 and 2018, so buyers are shopping resale homes rather than navigating active builder construction. Landscaping has had time to mature, and buyers can see how individual homes, streets and homesites have developed rather than buying based on a future community plan.

Generally, Addison Park is known for smaller homesites compared with some other Nocatee neighborhoods. Homesite settings vary throughout the community, and many homes back to other residences rather than lakes or preserves. Because privacy, rear views and surrounding properties can differ significantly from one homesite to another, we recommend looking beyond the house itself when comparing Addison Park properties.
Many Addison Park homes have additional garage space designed for a golf cart or electric cart, but garage configurations vary by home. Buyers may encounter traditional front-entry garages, alley-entry garages and different garage sizes throughout the neighborhood, so the configuration should be verified for the individual property.

Selling here takes more than knowing the Nocatee market. It means understanding Addison Park.
Homes in Addison Park can look similar on paper while competing very differently in the resale market. Home size, condition and updates matter, but so do homesite position, rear view, privacy and garage configuration.
A home backing to green space or offering greater privacy may compete differently from one backing to another residence or a busier roadway. Alley-entry versus front-entry garages, additional golf-cart garage space and the home's location within Addison Park can also influence how buyers compare properties.
That's why we don't believe an automated home value or a broad Nocatee price-per-square-foot calculation tells the whole story. When pricing an Addison Park home, we look at the property itself and how its individual features compare with the homes buyers are considering at the same time.

We've proudly called Nocatee home for more than 15 years, serving our community through local leadership, neighborhood involvement, and helping hundreds of families buy and sell throughout Northeast Florida.
We had an excellent experience selling our home with Driftwood Realty. From pricing strategy and marketing to communication and negotiations, everything was handled professionally and efficiently. Our home sold quickly, and the entire process felt smooth and stress-free. They kept us informed every step of the way and truly had our best interests in mind. We appreciated the honesty, responsiveness, and attention to detail throughout the sale. Highly recommend to anyone looking to sell their home!
We have worked with Driftwood Realty twice in the last 6 years to sell our homes in Nocatee (Ponte Vedra, Florida). Kristin and Quinton’s local market knowledge, professional approach, attention to detail, and property marketing expertise are unmatched in the St. Johns area. It was their generous and compassionate spirit that drew us to them over seven years ago, before we ever considered selling our home. We met Kristin and Quinton when they were helping a young family pack and load for an unexpected move. It became evident very quickly that this family was more than their client, and that Kristin and Quinton truly care about their relationship with the people they represent. They are on top of every step throughout the process, and keep their clients informed about next steps, realistically managing expectations for all parties. They have negotiated on our behalf through two very different real estate markets, most recently in the midst of an unexpected sharp decline in home prices. We highly recommend Driftwood Realty to home buyers or sellers looking for hardworking, transparent and expert realtors to guide them through the process in a trusting relationship that for us has become a lifelong friendship.
