More Choices Within the Twenty Mile Setting
With 226 homes, The Outlook gives buyers considerably more variety than neighborhoods such as The Island or The Pointe.
That matters when you're actually shopping. Buyers may be able to compare different builders, one- and two-story floor plans, garage configurations, home sizes and homesite settings without leaving the neighborhood.
We've sold homes in The Outlook ourselves, and it's a neighborhood where we pay attention to much more than square footage when helping a buyer compare properties.
Four Builders Create a Lot of Variety
Homes in The Outlook were built by David Weekley Homes, Standard Pacific Homes, ICI Homes and Providence Homes.
That mix is noticeable throughout the neighborhood. Floor plans, elevations, garage configurations, interior layouts and architectural details can vary considerably from one home to another.
For buyers, that means two homes with similar square footage may live very differently. Builder, floor plan and how the space is arranged are all worth considering alongside the number on the listing.
The Homesite Matters Here Too
The Outlook includes preserve, water and interior homesites, and the setting can make a meaningful difference in how a home feels.
Depending on the property, buyers may find wooded views, water behind the home, deeper yards, screened outdoor living areas or private pools. Other homes have a more traditional backyard setting with neighboring homes nearby.
That’s why, when we tour The Outlook with a buyer, we pay close attention to where the home sits, not just the bedrooms, bathrooms and square footage.
Twenty Mile Post and Central Bark Are Nearby
Twenty Mile Post is located near The Outlook and The Crossing, putting a playground, sports field, pavilion, nature trail and Central Bark dog park close to the neighborhood.
For dog owners in particular, Central Bark is a useful everyday amenity with separate areas for large and small dogs and agility equipment.

Part of Twenty Mile's Old Florida Character
Like the other Twenty Mile neighborhoods, The Outlook is surrounded by the mature trees, preserved land and natural landscape that give this part of Nocatee a noticeably different feel from more compact areas of the community.
The neighborhood itself is established now, so buyers get that wooded Twenty Mile setting without living through ongoing neighborhood construction.

Pricing an Outlook Home Starts With Identifying the Right Competition
We've sold homes in The Outlook, so we've seen firsthand how differently buyers can respond to homes within the same neighborhood.
With four original builders, homes ranging from roughly 2,400 to 4,500 square feet and meaningful differences in floor plan, garage configuration, homesite and outdoor living space, the closest sale is not automatically the best comparable.
When evaluating an Outlook home, we start with the builder and floor plan, then consider size, condition, updates, preserve or water orientation, backyard privacy, pool and outdoor improvements, garage configuration and current competing homes.
We also look beyond The Outlook when appropriate. A buyer considering a larger home here may also be comparing properties in The Colony, The Ranch or another Nocatee neighborhood at a similar price point.
That's why we don't believe a broad Nocatee price-per-square-foot calculation or automated home value tells the whole story. We look at the property itself and how today's buyers are actually likely to compare it.

We've proudly called Nocatee home for more than 15 years, serving our community through local leadership, neighborhood involvement, and helping hundreds of families buy and sell throughout Northeast Florida.
They were kind, professional, and extremely thorough in every way. Our home sold in just 3 days, and we would recommend them to family and friends in a heartbeat.
We have worked with Driftwood Realty twice in the last 6 years to sell our homes in Nocatee (Ponte Vedra, Florida). Kristin and Quinton’s local market knowledge, professional approach, attention to detail, and property marketing expertise are unmatched in the St. Johns area. It was their generous and compassionate spirit that drew us to them over seven years ago, before we ever considered selling our home. We met Kristin and Quinton when they were helping a young family pack and load for an unexpected move. It became evident very quickly that this family was more than their client, and that Kristin and Quinton truly care about their relationship with the people they represent. They are on top of every step throughout the process, and keep their clients informed about next steps, realistically managing expectations for all parties. They have negotiated on our behalf through two very different real estate markets, most recently in the midst of an unexpected sharp decline in home prices. We highly recommend Driftwood Realty to home buyers or sellers looking for hardworking, transparent and expert realtors to guide them through the process in a trusting relationship that for us has become a lifelong friendship.
