The Colony at Twenty Mile
in Nocatee

Ponte Vedra, Florida | Twenty Mile Area

The Colony at Twenty Mile is an established single-family neighborhood within Nocatee's Twenty Mile area in Ponte Vedra, Florida. With 218 homes, it is large enough to offer more resale variety than some of Twenty Mile's smaller enclaves, while still being surrounded by the preserved woodland and water features that give this part of Nocatee its distinctive character.

Homes were built by David Weekley Homes, Providence Homes and ICI Homes, creating a mix of one- and two-story floor plans, architectural styles and garage configurations throughout the neighborhood.

What really stands out when we look at The Colony with buyers is the homesite variety. Many homes back to ponds or preserved woodland, others have more traditional interior settings, and the neighborhood also includes its own park. That gives buyers several different ways to live within the same community rather than choosing based on floor plan alone.

What to Know About The Colony at Twenty Mile

  • A Bigger Twenty Mile Neighborhood With More to Compare

The Colony is one of the larger neighborhoods within Twenty Mile, and that changes the buyer experience quite a bit. When we've worked with buyers here, there is usually more to compare than in some of the smaller enclaves nearby. Different builders, floor plans, homesite settings and outdoor improvements can all come into play at the same time.

That can be a real advantage if you like Twenty Mile but don't want to wait for one very specific type of home to become available.

  • The Homesite Can Change Everything

One of the first things we pay attention to in The Colony is where the home sits.

There are homes backing to ponds, preserved woodland and more traditional interior settings, and those differences can completely change how private the backyard feels. Some homes also have pools, screened outdoor living areas or larger yard setups.

We've sold homes in The Colony, and this is one of those neighborhoods where the lot can matter just as much as the floor plan when two homes look similar on paper.

  • Three Builders Means the Homes Don't All Feel the Same

David Weekley Homes, Providence Homes and ICI Homes all built in The Colony, so there is noticeably more variation here than in a single-builder neighborhood.

We look at the builder and floor plan from the beginning because two homes with similar square footage can live very differently. Garage layouts, ceiling heights, room placement, outdoor living and how the house sits on the lot can all affect how a buyer responds to it.

  • A Neighborhood Park and Dog Park Right at Home

The Colony has its own neighborhood park area near the front of the community, along with a dog park and agility-style features. It is separate from Central Bark at Twenty Mile Post.

For dog owners especially, that is a meaningful everyday amenity because you don't have to leave the neighborhood just to give the dog room to run.

  • One- and Two-Story Homes Give Buyers More Options

The Colony includes both one- and two-story homes, and we see buyers respond very differently depending on how they want to live day to day.

Some want almost everything on one level. Others prefer upstairs bedrooms, loft space or more separation between living areas. With three builders and a broad mix of homes, The Colony gives buyers more ways to solve that than many of the smaller Twenty Mile neighborhoods.

  • Established, But Not Cookie-Cutter

The Colony is fully built, but it doesn't feel uniform.

Owners have added pools, landscaping, screened lanais, outdoor kitchens and interior upgrades over time, so resale homes can vary quite a bit even within the same original floor plan.

That is one of the reasons we wouldn't rely on a simple price-per-square-foot comparison here.

  • Part of Twenty Mile's Old Florida Character

The Colony sits within the larger Twenty Mile area, where mature trees, preserved land and the landscape design create a noticeably different setting from some of Nocatee's more compact neighborhoods.

Thinking About Selling in The Colony at Twenty Mile?

Pricing a Colony Home Starts With the Right Competition

We’ve sold homes in The Colony, so we’ve seen firsthand how buyers compare properties here.

With three original builders, a wide range of floor plans and very different homesite settings, the closest sale geographically is not always the best comparable. A pond view, preserve setting, private pool, outdoor living space, garage configuration or especially strong lot can materially change how buyers respond to a home.

When we evaluate a Colony property, we start with the builder and floor plan, then look closely at the homesite, condition, updates, backyard privacy, water or preserve orientation, outdoor improvements and current competing homes.

Because The Colony is larger than many of the surrounding Twenty Mile neighborhoods, there may be good comparable sales within the neighborhood itself. But we also look at what a buyer could purchase elsewhere in Twenty Mile and Nocatee at the same price point.

That is why we don’t rely on a broad price-per-square-foot average or an automated home value. We look at the property itself, the most relevant comparable sales, and how today’s buyers are actually likely to shop it.

We have worked with Driftwood Realty twice in the last 6 years to sell our homes in Nocatee (Ponte Vedra, Florida). Kristin and Quinton’s local market knowledge, professional approach, attention to detail, and property marketing expertise are unmatched in the St. Johns area. It was their generous and compassionate spirit that drew us to them over seven years ago, before we ever considered selling our home. We met Kristin and Quinton when they were helping a young family pack and load for an unexpected move. It became evident very quickly that this family was more than their client, and that Kristin and Quinton truly care about their relationship with the people they represent. They are on top of every step throughout the process, and keep their clients informed about next steps, realistically managing expectations for all parties. They have negotiated on our behalf through two very different real estate markets, most recently in the midst of an unexpected sharp decline in home prices. We highly recommend Driftwood Realty to home buyers or sellers looking for hardworking, transparent and expert realtors to guide them through the process in a trusting relationship that for us has become a lifelong friendship.
