Enclave is an established single-family neighborhood in Nocatee's Town Center area in Ponte Vedra, Florida. Built exclusively by David Weekley Homes between 2012 and 2015, Enclave was the first single-family neighborhood developed within Town Center and introduced a distinctive style of living to Nocatee: smaller homes, compact homesites, inviting front porches and everyday conveniences just outside the neighborhood.
With 141 homes ranging from approximately 1,255 to 2,273 square feet, Enclave remains one of Nocatee's most distinctive Town Center neighborhoods. Its colorful streetscapes and pedestrian-friendly design feel very different from many of Nocatee's larger-lot communities, while its location places shopping, dining and central resident amenities remarkably close to home.

Enclave was the first single-family neighborhood developed within Nocatee's Town Center area. When David Weekley Homes began building here in 2012, the neighborhood introduced a noticeably different housing style from many of Nocatee's earlier communities: smaller homes, compact homesites, prominent front porches and a more pedestrian-oriented streetscape. All 141 homes were built by 2015, and today Enclave remains one of the most recognizable examples of Town Center living in Nocatee.
Town Center Really Is Outside the Neighborhood
Enclave doesn't simply have convenient access to Nocatee Town Center. It sits directly alongside it. Depending on where a home is located within the neighborhood, shopping, dining and everyday services may be just a short walk, bike ride or electric-cart trip away.
That convenience comes with a tradeoff. Some perimeter homes sit closer to surrounding roads and Town Center activity, while interior homes can offer a different setting. For buyers, homesite location is worth considering alongside the home itself.
Outdoor Space Varies More Than You Might Expect
Enclave is known for compact homesites, but the amount of usable outdoor space varies considerably from property to property. Some homes have very little traditional yard space, while others have surprisingly generous side or rear yards.
Homeowners have adapted the smaller homesites in different ways, including screened outdoor living areas, patios, landscaping and extensive hardscaping. Two similarly sized Enclave homes can therefore offer very different outdoor-living experiences.
Front Porches Define the Streetscape
Front porches, landscaped walkways and colorful elevations give Enclave a streetscape that is immediately recognizable. Many homes place more visual emphasis on the front entrance and porch than on the garage, creating a different feel from Nocatee neighborhoods where driveways and front-entry garages dominate the streetscape.
One practical consideration is that many front entrances include one or more steps. Buyers for whom step-free entry or long-term accessibility is important should look carefully at the individual property rather than assuming every Enclave home provides the same access.
An Established Neighborhood Where Homes Have Evolved
With homes dating from 2012 to 2015, individual Enclave properties now vary considerably in condition, updates and outdoor improvements. Some owners have expanded patios, added screened living areas or extensively landscaped their homesites, while others retain more of their original configuration.
That makes Enclave a neighborhood where buyers should compare more than square footage. Floor plan, updates, outdoor space, privacy, accessibility and homesite position can create meaningful differences between homes that may appear similar on paper.

Enclave is currently zoned for Pine Island Academy K–8 and Allen D. Nease High School. School attendance zones can change, so buyers should verify current assignments with the St. Johns County School District.
Yes. Homes in Enclave are subject to both HOA and Nocatee CDD assessments. HOA and CDD amounts can vary and change over time, so buyers should verify the current amounts for a specific property. Nocatee currently lists Enclave at Town Center as a separately managed HOA.
Enclave differs from most Nocatee neighborhoods in one important way: its association has responsibility for certain neighborhood roadway maintenance even though Enclave is not gated. That additional responsibility can contribute to HOA costs that buyers may find higher than expected for a non-gated neighborhood.
When considering a home here, we recommend looking beyond the current annual dues and reviewing what the association maintains, its reserves and any planned roadway work or other major expenses.
Enclave's association has maintenance responsibilities that differ from many other non-gated Nocatee neighborhoods, including responsibility associated with neighborhood roadways. Because association responsibilities and budgets can change, buyers should review the current HOA budget, reserves and governing documents when considering a property.
Selling in Enclave Takes More Than Knowing the Nocatee Market
Homes in Enclave share a recognizable David Weekley character, but that doesn't mean they compete equally in the resale market. Home size, floor plan, condition and updates matter, along with homesite position, outdoor space, privacy, accessibility and proximity to surrounding roads and Town Center.
With 141 homes and considerable variation in outdoor space and property improvements, the most relevant comparison isn't always another recent Enclave sale. Buyers may also be considering similar homes in Addison Park and Daniel Park, or looking to Lakeside for more space while remaining close to Town Center.
