The Crossing at Twenty Mile
in Nocatee

Ponte Vedra, Florida | Twenty Mile Area

The Crossing at Twenty Mile is an established neighborhood within Nocatee's Twenty Mile area in Ponte Vedra, Florida. With 274 homes and floor plans ranging from approximately 1,600 to more than 3,300 square feet, it offers considerably more variety than some of Twenty Mile's smaller neighborhoods. Homes line preserve, pond and interior homesites, with mature landscaping throughout the community.

One of the things that makes The Crossing especially convenient is what sits at either end of the neighborhood. Twenty Mile Post, including Central Bark dog park, is located at the front, while a dedicated pedestrian and bicycle connection at the back provides access toward Palm Valley Academy.

That layout is one reason we often see The Crossing appeal to families who want to be close to school without giving up the wooded Twenty Mile setting. We've also sold several homes here ourselves, so we've seen firsthand how much the specific street, homesite, builder and backyard setting can change the feel of a home within the neighborhood.

What to Know About The Crossing at Twenty Mile

  • Twenty Mile Post Is Right at the Entrance

Twenty Mile Post sits at the front of The Crossing, which makes it one of the neighborhood's most useful everyday features.

The park includes a playground, open sports field, covered pavilion with tables and restrooms, a nature trail and Central Bark, a dog park with separate areas for large and small dogs. It is available to Nocatee residents, so The Crossing doesn't have a private amenity center, but residents have one of Nocatee's shared recreation areas immediately outside the neighborhood.

For buyers who actually use parks, trails or dog parks regularly, that location can matter more than simply seeing an amenity listed on a community map.

  • A Neighborhood Designed With a Connection to Palm Valley Academy

One of The Crossing's most practical features is at the very back of the neighborhood. Bison Trail connects toward Palm Valley Academy by a dedicated pedestrian, golf cart, and bicycle route, giving residents an alternative to reaching the school entirely by the surrounding road network.

For families who use the connection, that proximity can become part of the daily routine rather than simply a school-zone designation. It is one of the details we would point out to a buyer touring The Crossing because it is easy to miss when you're only looking at individual listings.

  • A Broader Range of Homes and Floor Plans

The Crossing isn't a neighborhood where every street looks or lives exactly the same. Homes were built by David Weekley Homes, Providence Homes, Dostie Homes and CalAtlantic Homes, and the neighborhood includes both one- and two-story designs across a fairly broad size range.

We've sold homes here with different garage configurations, lot depths, preserve settings and outdoor living spaces, including properties with private pools. Even along the same street, buyers may be comparing a one-story home with a deeper homesite to a larger two-story plan with different living and storage space.

That variety is one reason we recommend looking beyond square footage when comparing homes in The Crossing. Builder, floor plan, garage configuration, lot depth and backyard setting all matter.

  • The Homesite Can Change the Experience

Some homes back to preserved woodland, others face or back to ponds, and some are positioned along interior homesites with neighboring homes behind them.

Private pools are scattered throughout the neighborhood, and backyard depth and outdoor improvements vary from property to property. A home backing to preserve with a screened pool may compete very differently from a similar floor plan on an interior lot.

That is why we pay as much attention to where the home sits as we do to the house itself.

  • Part of Twenty Mile's Old Florida Character

The Crossing sits within the larger Twenty Mile area, where mature trees, preserved land, split-rail fencing and Old Florida-inspired details help give this part of Nocatee its distinctive character.

Twenty Mile Post reinforces that connection at the neighborhood entrance, combining recreation with the rustic design elements used throughout Twenty Mile.

Thinking About Selling in The Crossing at Twenty Mile?

Pricing a Home in The Crossing Starts With the Right Competition

We've sold several homes in The Crossing, and one thing we've seen firsthand is that the closest sale is not automatically the best comparable.

With four original builders, homes ranging from roughly 1,600 to more than 3,300 square feet, and meaningful differences in lot depth, preserve or pond orientation, garage configuration, pools and outdoor improvements, two homes a few doors apart can appeal to buyers very differently.

When pricing a home here, we start with the builder and floor plan, then look closely at the homesite, condition, updates, outdoor living space and current competition. We also consider which other Twenty Mile and Nocatee neighborhoods a buyer at that price point is likely to compare.

That's why we don't rely on a neighborhood-wide price-per-square-foot average or an automated estimate. The right comparison for a Crossing home depends on what you're actually selling.

We have worked with Driftwood Realty twice in the last 6 years to sell our homes in Nocatee (Ponte Vedra, Florida). Kristin and Quinton’s local market knowledge, professional approach, attention to detail, and property marketing expertise are unmatched in the St. Johns area. It was their generous and compassionate spirit that drew us to them over seven years ago, before we ever considered selling our home. We met Kristin and Quinton when they were helping a young family pack and load for an unexpected move. It became evident very quickly that this family was more than their client, and that Kristin and Quinton truly care about their relationship with the people they represent. They are on top of every step throughout the process, and keep their clients informed about next steps, realistically managing expectations for all parties. They have negotiated on our behalf through two very different real estate markets, most recently in the midst of an unexpected sharp decline in home prices. We highly recommend Driftwood Realty to home buyers or sellers looking for hardworking, transparent and expert realtors to guide them through the process in a trusting relationship that for us has become a lifelong friendship.
