That variety is really what distinguishes Twenty Mile Village. It was designed as two sections, Village Park and Village Grove, and they offer noticeably different settings within the same neighborhood. Village Park was planned around Twenty Mile Park, while most Village Grove homesites were positioned along preserve or water.

Twenty Mile Village isn't as uniform as it may appear when you're simply scrolling through listings.
Village Park forms the more compact portion of the neighborhood near Twenty Mile Park. One of its distinctive features is the arrangement of homes around the park, including rows of homes with garages accessed from rear lanes. That creates a more park-oriented streetscape and keeps many garage doors away from the front elevations.
Village Grove transitions into larger homes and homesites, with many properties positioned against lakes or preserved woodland. When Twenty Mile Village was originally announced, the developer specifically distinguished the two areas this way: Village Park homes were planned around Twenty Mile Park, while most Village Grove homesites were designed to back to preserve or lake views.
That's an important distinction for buyers because two homes listed in "Twenty Mile Village" can offer very different lot sizes, views and overall settings.
Twenty Mile Park Is Right Here
Twenty Mile Park sits near the front of the Twenty Mile neighborhoods and was originally developed alongside Twenty Mile Village. Today it includes a shallow-entry family pool with lap lanes, Waggin' Tails dog park, playground, athletic fields, open-air pavilion and event lawn.

Twenty Mile Village was introduced in 2015 as part of Nocatee's larger Twenty Mile community, with an emphasis on oak canopy, preserved land, split-rail fencing and Old Florida-inspired details.
Those design choices connect to the history of this part of Nocatee. The Twenty Mile name predates the modern community and traces back to the historic Twenty Mile House, a way station associated with the old route between St. Augustine and the fortified St. Johns Bluff area.
