The Vista at Twenty Mile
in Nocatee

Ponte Vedra, Florida | Twenty Mile Area

The Vista at Twenty Mile is a small gated neighborhood within Nocatee’s Twenty Mile area in Ponte Vedra, Florida. Originally planned for just 44 custom homesites, the community combines larger homes, water and preserve settings and a distinctive Spanish and Mediterranean-inspired architectural style that sets it apart from most other Nocatee neighborhoods.

That architectural identity is visible from the moment you enter the gates. Stucco exteriors, clay tile roofs, arched openings, courtyards, balconies and Old World details appear throughout the completed homes, giving The Vista a much more cohesive sense of place than a typical custom-home community.

At the same time, the homes are far from repetitive. Buyers will find substantial differences in floor plans, scale, garage configurations, rooflines, finish levels and outdoor living from one property to another.

What to Know About The Vista at Twenty Mile

  • A Gated Community of Just 44 Planned Homesites

The Vista was designed on a very different scale from most Nocatee neighborhoods.

With only 44 planned homesites, winding streets, ponds and substantial preserved woodland around much of the community, it has a more contained residential feel than neighborhoods such as The Crossing or The Outlook.

Not all 44 sites currently contain completed homes, so we consider The Vista an established neighborhood that is still finishing its overall buildout.

  • Some of Nocatee's Largest Homes

The homes in The Vista vary considerably in size and design.

Current property records show completed homes ranging from approximately 3,500 square feet to more than 8,000 square feet. That puts the upper end of The Vista among the largest homes found within Nocatee.

But square footage is only part of the comparison here. Layout, ceiling heights, garage configuration, outdoor living, pool, finish level and homesite can make two similarly sized properties feel completely different.

  • A Strong Spanish and Mediterranean Architectural Identity

One of the first things we notice when entering The Vista is how different it looks from most of Nocatee.

The original neighborhood vision was centered around Spanish and Mediterranean-inspired architecture, and that character is still clearly visible in the completed homes. White and warm-toned stucco, clay tile roofs, arches, courtyards, balconies, wrought-iron details and substantial masonry elements appear throughout the community.

What makes The Vista especially interesting is that the architecture feels coordinated without the homes feeling repetitive. Some properties are broad one-story estate homes, while others are substantial two-story residences. Rooflines, garage arrangements, entries, courtyards and overall massing can vary considerably from one homesite to the next.

For buyers who care about architecture, that is one of the biggest reasons The Vista feels different from a more traditional production-built Nocatee neighborhood.

  • Water and Preserve Homesites Matter

The original neighborhood plan was organized around a series of ponds and large areas of preserved woodland.

That creates very different backyard environments throughout the neighborhood. One home may overlook water, another may back to preserve and another may have a more traditional neighboring-home setting.

When we're evaluating a Vista property with a buyer, we pay close attention to where the home sits, not simply the floor plan.

  • The Homes Do Not Share One Construction Story

The Vista has a more complicated construction history than a typical single-builder neighborhood. Pineapple Corporation was the original developer and builder, while some homes were later completed by other contractors.

Because of that, we would not assume that two Vista homes share the same construction history simply because they are in the same community. Builder involvement, permits, completion history and property-specific records deserve closer review here than they might in a traditional production-built neighborhood.

  • Gated Access Without a Neighborhood Clubhouse

The Vista is gated, but it does not have its own private pool or clubhouse.

Residents instead have access to Nocatee's broader resident amenity network, including water parks, pools, trails, parks, fitness facilities and recreation areas throughout the community.

That distinction can matter to buyers who want gated access and larger homesites but do not necessarily want another private amenity complex maintained within their own neighborhood.

  • Part of Twenty Mile's Wooded Setting

The Vista sits within the broader Twenty Mile area, where preserved land, mature trees and the area's Old Florida character help distinguish this side of Nocatee from the more densely developed areas closer to Town Center.

For buyers who want the amenities and connectivity of Nocatee but prefer a larger home and a more wooded setting, The Vista occupies a fairly unusual niche.

The Vista has a small and highly individual resale market, so available inventory can be limited.

When a property does come on the market, we recommend comparing more than square footage and recent neighborhood sales. Builder and completion history, architectural design, homesite, water or preserve orientation, pool, outdoor living, garage configuration, condition and level of finish can all make a substantial difference in value and buyer appeal.

Frequently Asked Questions About The Vista at Twenty Mile

How many homes are in The Vista at Twenty Mile?

The Vista was originally planned for 44 homesites. Not all of those sites currently contain completed homes, so we describe it as a 44-homesite community rather than saying there are 44 finished residences.

Is The Vista at Twenty Mile gated?

Yes. The Vista is a gated neighborhood within Nocatee's Twenty Mile area.

Who built homes in The Vista?

Pineapple Corporation was the original developer and builder associated with The Vista. However, the neighborhood's construction history became more complicated when several projects were left unfinished. Some owners subsequently hired other contractors to complete their homes, so we recommend researching the construction history of each property individually.

What size are homes in The Vista?

Current property records show completed homes ranging from approximately 3,500 to more than 8,000 square feet, although size alone does not tell the full story here. Architectural design, homesite, garage configuration, finish level and outdoor living vary substantially.

Are there waterfront homes in The Vista?

The Vista contains several ponds, and some homesites have water views. Other properties back to preserved woodland.

Does The Vista have its own neighborhood pool?

No. The Vista does not have its own private neighborhood pool or clubhouse. Residents have access to Nocatee's broader resident amenities.

Is The Vista completely built out?

No. The original plan contains 44 homesites, and current aerial imagery indicates that several sites still do not contain completed homes. The status of an individual undeveloped site should be verified before making assumptions about ownership, availability or future construction.

Can I still build a new home in The Vista?

Potentially, but this is not currently a conventional advertised new-construction neighborhood with a public builder and inventory program.

If a buyer is specifically interested in building in The Vista, we would first verify the ownership and availability of the homesite and then confirm current architectural, builder and approval requirements before proceeding.

Are there HOA and CDD fees in The Vista?

Yes. HOA and CDD obligations apply. Because costs and assessments can change, buyers should verify the current amounts and review the governing documents for the specific property before purchasing.

What schools serve The Vista at Twenty Mile?

The Vista at Twenty Mile is currently served by Palm Valley Academy for K-8 and Nease High School. School assignments can change, so buyers should verify the specific property directly with St. Johns County School District.

Thinking About Selling in The Vista at Twenty Mile?

Pricing a Vista Home Requires Understanding the Individual Property

The Vista is not a neighborhood where we would simply take the most recent sale and adjust it by square footage.

Construction history, architectural design, floor plan, builder or contractor involvement, homesite, water or preserve orientation, pool, outdoor living, garage configuration, condition and level of finish can all materially affect how buyers compare one property with another.

The Vista's unusually small resale market makes that even more important. We may also need to look outside The Vista at comparable larger homes elsewhere in Twenty Mile or Nocatee, because today's buyer may be comparing your home with properties in several different neighborhoods at the same price point.

Architectural execution matters here too. Buyers shopping The Vista are often responding not only to size and homesite, but also to the quality of the Spanish or Mediterranean design, roof form, courtyard or entry treatment, finish level and how cohesive the home feels within the neighborhood.

We also look carefully at the property's construction and improvement history because a buyer familiar with The Vista may ask questions that would be unusual in another Nocatee neighborhood.

That's why we believe a Vista home needs to be evaluated as an individual property, not simply as another sale within a 44-homesite subdivision.

We have worked with Driftwood Realty twice in the last 6 years to sell our homes in Nocatee (Ponte Vedra, Florida). Kristin and Quinton’s local market knowledge, professional approach, attention to detail, and property marketing expertise are unmatched in the St. Johns area. It was their generous and compassionate spirit that drew us to them over seven years ago, before we ever considered selling our home. We met Kristin and Quinton when they were helping a young family pack and load for an unexpected move. It became evident very quickly that this family was more than their client, and that Kristin and Quinton truly care about their relationship with the people they represent. They are on top of every step throughout the process, and keep their clients informed about next steps, realistically managing expectations for all parties. They have negotiated on our behalf through two very different real estate markets, most recently in the midst of an unexpected sharp decline in home prices.
