A Small Neighborhood With Just 56 Homesites
The Ranch was designed on a relatively small scale, with just 56 homesites.
That size gives the neighborhood a more contained feel than larger Twenty Mile communities such as The Outlook or The Colony, while still offering a noticeable amount of variety in home design and homesite setting.
Larger Homes on Homesites That Let Them Breathe
The homesites are an important part of why The Ranch feels the way it does.
Many of the homes have broad front elevations, substantial driveways and garages that are positioned to the side or incorporated into wider floor plans. The larger lots give the homes room to sit more comfortably on the property instead of feeling compressed between neighboring houses.
That extra space also carries into the backyard. Across the neighborhood, buyers may find private pools, screened lanais, summer kitchens and larger entertaining areas, particularly on properties oriented toward water or preserve.
When we compare homes in The Ranch, we look at how the entire property works together. The relationship between the house, driveway, garage, backyard, pool and view can matter just as much as the square footage.
Two Builders, With a Surprising Amount of Architectural Variety
David Weekley Homes and Dostie Homes both built in The Ranch, but the neighborhood does not feel repetitive.
The resale history shows a broad mix of Coastal, Lowcountry, Craftsman and transitional Florida architecture. You’ll see wide one-story homes, larger two-story residences, covered front porches, dormers, substantial gables, different garage arrangements and a mix of siding, stucco and masonry details.
What ties the neighborhood together is less about one prescribed architectural style and more about scale. Many of these are broad homes sitting comfortably on wider homesites, with generous driveways, established landscaping and enough room for the architecture to breathe.
For buyers, that means two Ranch homes with similar square footage can feel completely different depending on the floor plan, elevation, garage configuration and how the home is positioned on its lot.
No Private Neighborhood Pool or Clubhouse
The Ranch does not have its own private neighborhood pool or clubhouse.
Residents instead have access to Nocatee’s broader resident amenity network, including pools, parks, trails, fitness facilities and recreation areas throughout the community. Twenty Mile Village Pool is also nearby.
For some buyers, that is actually part of the appeal. They can have a larger home and generous homesite without adding another private amenity complex within the neighborhood.
Single-Story Living Is a Big Part of The Ranch
One thing that stands out in The Ranch is the number of substantial homes that offer most, or all, of their living space on one level.
That can be especially appealing for buyers who want a larger home but would prefer not to move into a two-story floor plan just to gain square footage.
There are two-story homes here as well, so The Ranch is not exclusively single-story. But if a buyer is looking for a larger Nocatee home with fewer stairs, this is one of the Twenty Mile neighborhoods we would pay particular attention to.
Water and Preserve Homesites Matter
Homesite location makes a meaningful difference in The Ranch.
Some homes overlook water. Others back to preserve. Others have a more traditional neighboring-home setting.
That can change the way the backyard feels, how much privacy a property offers and how buyers respond to the home when it comes on the market.
When we’re evaluating a Ranch property with a buyer, we pay close attention to the setting behind the home, not simply the floor plan or living area.
Private Pools and Outdoor Living Can Be a Major Part of the Property
The larger homesites give many Ranch properties room for substantial outdoor living.
Private pools, screened lanais, covered seating areas, summer kitchens and extended patios appear throughout the neighborhood, although they vary considerably from one home to another.
That matters when comparing value.
A Ranch home with a well-designed pool, preserve view and large covered lanai may compete very differently from another home of similar size without those features.
For both buyers and sellers, the backyard needs to be evaluated as part of the property rather than treated as an afterthought.
Part of Twenty Mile’s More Natural Side of Nocatee
The Ranch sits within the broader Twenty Mile area, where preserved land, mature trees and the area’s Old Florida character help distinguish this side of Nocatee from some of the more densely developed areas closer to Town Center.
That setting is part of the appeal.
You still have access to Nocatee’s broader parks, trails, pools and resident amenities, but the immediate surroundings feel more residential and wooded.
For buyers who want Nocatee but prefer larger homes and a little more breathing room, The Ranch is one of the neighborhoods we would put on the list.

The Ranch is a small established resale neighborhood, so available inventory can be limited.
When a property does come on the market, we recommend comparing much more than square footage and recent neighborhood sales. Builder, floor plan, homesite, water or preserve orientation, private pool, outdoor living, garage configuration, condition, renovation history and level of finish can all materially affect how buyers compare one Ranch home with another.

Pricing a Ranch Home Means Looking Beyond Square Footage
The Ranch is small enough that there may not always be a recent sale that closely matches your property.
Even when there is, builder, floor plan, homesite, water or preserve orientation, private pool, outdoor living, garage configuration, renovation history and overall condition can create meaningful differences between two homes of similar size.
The architecture matters here too. A broad one-story home with a side-entry garage may appeal very differently from a larger two-story home with a completely different elevation and backyard setup.
We also look beyond The Ranch when necessary. A buyer considering a larger Ranch home may also be comparing properties in The Outlook, The Island, The Junction or other larger-home neighborhoods throughout Nocatee.
The larger homesites matter just as much. A well-designed pool, lanai, summer kitchen, preserve view or water orientation can materially change the way a buyer experiences the property.
That’s why we evaluate a Ranch home as an individual property, not simply as another sale in the neighborhood.

We've proudly called Nocatee home for more than 15 years, serving our community through local leadership, neighborhood involvement, and helping hundreds of families buy and sell throughout Northeast Florida.
They were kind, professional, and extremely thorough in every way. Our home sold in just 3 days, and we would recommend them to family and friends in a heartbeat.
We have worked with Driftwood Realty twice in the last 6 years to sell our homes in Nocatee (Ponte Vedra, Florida). Kristin and Quinton’s local market knowledge, professional approach, attention to detail, and property marketing expertise are unmatched in the St. Johns area. It was their generous and compassionate spirit that drew us to them over seven years ago, before we ever considered selling our home. We met Kristin and Quinton when they were helping a young family pack and load for an unexpected move. It became evident very quickly that this family was more than their client, and that Kristin and Quinton truly care about their relationship with the people they represent. They are on top of every step throughout the process, and keep their clients informed about next steps, realistically managing expectations for all parties. They have negotiated on our behalf through two very different real estate markets, most recently in the midst of an unexpected sharp decline in home prices. We highly recommend Driftwood Realty to home buyers or sellers looking for hardworking, transparent and expert realtors to guide them through the process in a trusting relationship that for us has become a lifelong friendship.
