Nocatee > Twenty Mile Area > The Hammock at Twenty Mile
Ponte Vedra, Florida | Twenty Mile Area
The Hammock at Twenty Mile is one of the smallest neighborhoods in Nocatee, with just nine custom homes tucked into a wooded setting along Oak Creek Drive.
All nine homes were built by Glenn Layton Homes, but this is not a neighborhood where the houses simply repeat the same collection of floor plans. The homes were individually designed, and you can see meaningful differences in architecture, width, rooflines, garage configurations, setbacks and outdoor living from one property to another.
With homes ranging from approximately 4,019 to 4,850 square feet, The Hammock combines larger residences and spacious homesites with an unusually small neighborhood setting. For buyers who like Twenty Mile but want something much more intimate than the larger communities nearby, there really isn't another neighborhood in Nocatee quite like it.

Only Nine Homes
The scale of The Hammock is one of the first things we would point out to a buyer. All of the homes are located along Oak Creek Drive, creating a very different experience from larger Twenty Mile neighborhoods such as The Crossing or The Outlook.
There is also a practical consideration: resale inventory can be extremely limited. A buyer who specifically wants The Hammock may have to wait for the right property to become available.
Custom Built Does Not Mean They All Look Alike
Every home in The Hammock was built by Glenn Layton Homes, but looking through the neighborhood, the individuality is obvious.
Some homes are wider and more horizontal, others have more pronounced two-story sections, and garage configurations, roof forms, porches, driveways and architectural details vary considerably. This community is a collection of custom coastal homes rather than a traditional production neighborhood.
For buyers, that means we would never compare two Hammock homes based on square footage alone. Layout, design, homesite, outdoor living and improvements can make two similarly sized properties live very differently.
The Homesites Are Part of the Story
The Hammock was planned as a small collection of private homesites surrounded by the wooded Twenty Mile landscape. That relationship with the preserve is still one of the things that gives the neighborhood its character.
Looking at the completed neighborhood, there is also noticeable variation in setbacks, home orientation, yard depth, landscaping and private pools.
When we're touring here with a buyer, we would pay as much attention to what surrounds the house as we would to the house itself.
Large Homes, Without a Large Neighborhood
The completed homes range from approximately 4,019 to 4,850 square feet, so The Hammock offers considerably more interior space than many Nocatee neighborhoods.
What makes it unusual is getting that size within a community of only nine homes.
That combination can make The Hammock worth comparing for someone who wants a larger home but doesn't necessarily want the scale, traffic or number of homes found in a larger neighborhood.
One Builder, Nine Very Different Properties
Having one builder gives The Hammock a certain visual continuity, but it does not make the homes interchangeable.
The completed homes range from broad, predominantly one-story designs to more pronounced two-story elevations, with noticeable differences in garage arrangements, rooflines and front elevations. That variation matters even more in resale because each homeowner may also have added pools, landscaping, outdoor living and interior improvements over time.
The best comparable for a Hammock home may therefore be based on how the property actually lives, not simply which house happens to be next door.
Part of Twenty Mile's Old Florida Setting
The Hammock was introduced as part of the larger Twenty Mile area, where mature trees, preserved land, split-rail fencing and Old Florida-inspired design were intentionally incorporated into the neighborhood character.
Residents also have access to Nocatee's larger parks, trails and resident amenities.

The Hammock is an established resale neighborhood with only nine homes, so available inventory can be extremely limited.
When a property does come on the market, we recommend looking beyond square footage to the floor plan, architectural design, homesite, preserve orientation, outdoor living, private pool, condition and improvements when comparing one home with another.

Pricing One of Nine Homes Requires the Right Comparison
With only nine homes in the neighborhood, there may not be a recent Hammock sale that truly represents your property.
Even though every home was built by Glenn Layton Homes, these are individually designed properties. Floor plan, architectural design, homesite, preserve orientation, garage configuration, condition, pool, landscaping and outdoor living can all materially affect how buyers compare one home with another.
That means we would not simply take the last Hammock sale and adjust it by square footage.
Depending on the property, the most meaningful competition may not even be inside The Hammock. We may also compare larger homes in The Island, The Ranch, River Landing or other Nocatee neighborhoods to understand what buyers at the same price point are choosing between.
That's why we look at the property itself, the most relevant comparable sales, current competition and how today's Nocatee buyer is actually likely to shop.

We've proudly called Nocatee home for more than 15 years, serving our community through local leadership, neighborhood involvement, and helping hundreds of families buy and sell throughout Northeast Florida.
They were kind, professional, and extremely thorough in every way. Our home sold in just 3 days, and we would recommend them to family and friends in a heartbeat.
We have worked with Driftwood Realty twice in the last 6 years to sell our homes in Nocatee (Ponte Vedra, Florida). Kristin and Quinton’s local market knowledge, professional approach, attention to detail, and property marketing expertise are unmatched in the St. Johns area. It was their generous and compassionate spirit that drew us to them over seven years ago, before we ever considered selling our home. We met Kristin and Quinton when they were helping a young family pack and load for an unexpected move. It became evident very quickly that this family was more than their client, and that Kristin and Quinton truly care about their relationship with the people they represent. They are on top of every step throughout the process, and keep their clients informed about next steps, realistically managing expectations for all parties. They have negotiated on our behalf through two very different real estate markets, most recently in the midst of an unexpected sharp decline in home prices. We highly recommend Driftwood Realty to home buyers or sellers looking for hardworking, transparent and expert realtors to guide them through the process in a trusting relationship that for us has become a lifelong friendship.
