Nocatee > Twenty Mile Area > River Landing at Twenty Mile
Ponte Vedra, Florida | Twenty Mile Area
River Landing at Twenty Mile is a gated custom-home neighborhood within Nocatee's Twenty Mile area in Ponte Vedra, Florida. With just 104 estate homesites, the community stretches from preserved woodland to the Intracoastal Waterway, creating a setting that feels very different from Nocatee's more traditional production-built neighborhoods.
Homes here are individually designed and built by approved custom builders rather than from one builder's standard collection of floor plans. That shows up in everything from architecture and garage configurations to home size, outdoor living and how each property takes advantage of its homesite.
River Landing is still completing its buildout, but it is already beginning to function like a resale community. Many homesites are sold and under construction, while only a small number of preserve homesites remain available. For buyers, that means opportunities may include one of the final custom builds, a completed new home or, increasingly, a resale property.

This Is Custom Construction, Not a Typical Builder Neighborhood
River Landing works differently from most Nocatee neighborhoods.
Buyers originally selected an estate homesite and worked with an approved custom builder to design a home within River Landing's architectural guidelines. The goal was never for every house to look alike. Instead, the neighborhood was planned around individualized homes with a consistent level of architecture, materials and scale.
That distinction will matter just as much in resale. When we're comparing two River Landing homes, the builder, design, layout, construction quality and homesite can be every bit as important as the square footage.
Only 104 Homesites, But Buildout Takes Time
River Landing has only 104 homesites, generally ranging from about one-half acre to one acre. They are approximately 90 to 120 feet wide and roughly 180 to more than 200 feet deep.
Some of these custom homes have taken close to two years to complete. So River Landing may technically be nearing sellout long before the neighborhood actually looks fully built.
Waterfront and Preserve Homes Are Two Different Experiences
The Intracoastal homesites and preserve homesites create two very different versions of River Landing.
Waterfront homesites line the Intracoastal Waterway and were sold with permits for private docks. Preserve homes sit farther inside the community, surrounded by preserved woodland, lakes and natural buffers.
For a future resale buyer, that distinction will be important. Waterfront position, dock configuration, preserve orientation, lot dimensions, outdoor living and privacy can create substantial differences between homes that might otherwise appear similar on paper.
The Homes Themselves Vary Considerably
Existing completed homes run from approximately 3,768 to 8,264 square feet. The architectural standards also help explain why. Preserve and lakefront homes were designed within a different size framework than waterfront and estate homes, with waterfront and estate properties allowed significantly more scale.
For buyers, I would pay much more attention to how the home actually lives than simply comparing square footage. One home may devote more space to garages, guest suites, outdoor living or entertaining, while another uses the same general size very differently.
River Landing Has Its Own Private Waterfront Park
River Landing residents have a neighborhood amenity that is completely separate from Nocatee's broader resident facilities.
The private River Landing Park includes a screened pavilion, waterfront deck, covered gathering area and two boat slips for residents.
That is worth emphasizing because it is one of the features that distinguishes River Landing from the other Twenty Mile neighborhoods. Residents also have access to Nocatee's larger network of parks, trails and resident amenities.
Gated Access and Private Roads
River Landing has an unmanned security gate, and its HOA responsibilities include the entry gate, private-road management and neighborhood amenity.
From a buyer's perspective, I would treat that as part of the overall ownership picture rather than simply labeling the neighborhood “gated.” It is one more reason to review the HOA, CDD, architectural guidelines and property-specific costs carefully before purchasing.
River Landing Is Becoming a Resale Neighborhood
For several years River Landing was primarily a homesite-and-custom-build conversation. That is changing.
As more homes are completed, buyers will increasingly be comparing finished custom homes, and sellers will need to understand that the closest house geographically may not be the most meaningful comparable.
The neighborhood may soon be sold out, but its resale market is really just beginning.

Because every property is different, we recommend looking beyond square footage to the builder, architectural design, homesite, waterfront or preserve setting, dock and outdoor living when comparing opportunities here.

Yes. River Landing was designed as a custom-home community. Owners may select a builder, but builders and home designs must comply with the neighborhood's Architectural Review Board requirements.
Our current tax-record data shows completed homes ranging from approximately 3,768 to 8,264 square feet. River Landing's architectural standards also vary by homesite type, so size alone does not tell the whole story when comparing properties.
Homesites generally range from about one-half acre to one acre, with widths of approximately 90 to 120 feet and depths of roughly 180 to more than 200 feet.
Yes. River Landing includes homesites directly along the Intracoastal Waterway. The original waterfront homesites are sold out, so future waterfront opportunities will increasingly come through completed or resale homes.
The original Intracoastal-front homesites included permits for private docks. Buyers considering a resale waterfront home should verify the property's existing dock, permit status and any applicable restrictions during due diligence.

Yes, but the neighborhood is nearing the end of its original homesite sales. Only a small number of preserve homesites remain available, while many already-sold homesites are still under construction.
Pricing a River Landing Home Requires More Than a Neighborhood Average
River Landing is a custom-home community, which means the most recent sale is not automatically the best comparable for your property.
When evaluating a home here, we would start with the builder and architectural design, then look closely at the homesite, finished square footage, waterfront or preserve setting, dock, garage configuration, outdoor living, pool, landscaping, level of finish and current competing homes.
Those differences can be substantial. A waterfront estate home with a private dock may compete very differently from a preserve home of similar size, while two homes on comparable lots may still vary considerably because of their design, finishes and construction quality.
As River Landing transitions from custom construction into a resale market, we will also look beyond closed sales when necessary. Active custom homes, recently completed properties and alternatives elsewhere in Nocatee can all influence what a buyer is willing to pay.
That's why we don't believe a broad neighborhood price-per-square-foot calculation or automated home value tells the whole story here. We look at the property itself, the most relevant competition and how today's River Landing buyer is actually likely to compare it.

We've proudly called Nocatee home for more than 15 years, serving our community through local leadership, neighborhood involvement, and helping hundreds of families buy and sell throughout Northeast Florida.
They were kind, professional, and extremely thorough in every way. Our home sold in just 3 days, and we would recommend them to family and friends in a heartbeat.
We have worked with Driftwood Realty twice in the last 6 years to sell our homes in Nocatee (Ponte Vedra, Florida). Kristin and Quinton’s local market knowledge, professional approach, attention to detail, and property marketing expertise are unmatched in the St. Johns area. It was their generous and compassionate spirit that drew us to them over seven years ago, before we ever considered selling our home. We met Kristin and Quinton when they were helping a young family pack and load for an unexpected move. It became evident very quickly that this family was more than their client, and that Kristin and Quinton truly care about their relationship with the people they represent. They are on top of every step throughout the process, and keep their clients informed about next steps, realistically managing expectations for all parties. They have negotiated on our behalf through two very different real estate markets, most recently in the midst of an unexpected sharp decline in home prices. We highly recommend Driftwood Realty to home buyers or sellers looking for hardworking, transparent and expert realtors to guide them through the process in a trusting relationship that for us has become a lifelong friendship.
